PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, May 13, 2024, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

 

  1. Case No. 2024-3, the application of David Mann for the property located at 61 Autumn Road, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-7-112. The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached residential dwelling and accessory storage shed.  The Applicant proposes an inground pool and pool house.  The Applicant seeks variances from Northampton Township Zoning Ordinance sections §27-1105.5.E and §27-1105.2.A(1) to permit the pool house to have a side yard setback and rear yard setback of 10 feet, where the required minimum side and rear yard setback is 15 feet.

 

  1. Case No. 2024-4, the application of James and Colleen Giglio for the property located at 112 Arbor Road, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-7-126. The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached residential dwelling.  The Applicants propose a fence in the secondary front yard on a corner lot along Ross Road.  The Applicants seek variances from Northampton Township Zoning Ordinance sections §27-406.2.A(4)(a) and §27-1107.1.A to permit the fence to have a front yard setback of 10 feet from the property line (20 feet from the curb), where the required minimum setback is 25 feet from the property line (35 feet from the curb).

 

  1. Case No. 2024-5, the application of Ilya and Irina Tyrlia for the property located at 161 Bridgestone Drive, Langhorne, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-26-70. The property is located in the CR, Country Residential, zoning district.  The property is improved with a single-family detached residential dwelling.  The Applicants propose an in-ground pool, pool deck, and related improvements.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-404.2.A(5) to permit an impervious surface ratio of 18.28%, where the existing ratio is 16.79%, and the maximum ratio permitted by right is 10%; (b) from §27-1127 to permit the impervious surface ratio to exceed the additional 5% allotment when a stormwater management system is installed; (c) from §27-1120.1.A(1) to permit 49% of the steep slopes above 15% and below 25% to be disturbed, where the maximum disturbance ratio is 30%; and (d) from §27-1120.1.D to permit the pool, piping, walls, decking, stormwater management facilities, and the related disturbance areas, to be within 100 feet of the limit of the property’s hydric soils.
