PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, October 25, 2021 at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:


  1. Case No. 2021-42, the application of the Steven Barbery, for the property located at 315 Tanyard Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-5-79. The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a historic single-family detached residential dwelling, a detached accessory spring house building, and a detached accessory barn.  The Applicant proposes an addition to the existing dwelling, a fence in a portion of the front yard, and to house livestock on the property.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-303.1.B(1) and §27-1118 to keep livestock on a property that is neither a farm unit (i.e. a parcel not less than 5 acres that is used for traditional farming operations) nor open space in the AR zoning district; (b) from §27-303.1.B.(5)(b) to allow and maintain the dwelling’s existing side yard setback of 47.3 feet, where the required minimum side yard setback is 50 feet; and (c) from §27-303.1.A.(4)(a) and §27-1107.1 to permit the new fence to have a 0 feet front setback from the ultimate right-of-way line (20.4 feet from the property line) along Tanyard Drive, where the required minimum front setback is 50 feet.
