  1. Case No. 2021-9, the appeal and application of Alissa Roth and Christopher Straka, for the property located at 450 Worthington Mill Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-10-89-6. The property is located in the CR, Country Residential, zoning district.  The property is improved with a single-family detached dwelling, and a detached accessory barn structure.  The Applicants propose to conduct a kennel (dog boarding) use in the barn structure.  The Applicants seek the following relief:  (a) the Applicants appeal the Zoning Officer’s January 12, 2021 Determination denying a Use and Occupancy application for the proposed kennel use as such use is not a permitted home occupation use in the CR zoning district; (b) the Applicants assert they are entitled to a variance by estoppel from Northampton Township Zoning Ordinance §27-404.1 to permit both a single-family detached dwelling use and a kennel use as principal uses on the property; and/or (c) the Applicants seek (i) a variance from Northampton Township Zoning Ordinance §27-201 and §27-1108 to permit a kennel use to be considered a home occupation use; and/or (ii) a special exception pursuant to Northampton Township Zoning Ordinance §27-1108 and §27-1402 to permit the kennel use to be conducted as a home occupation use on the property.

 

  1. Case No. 2021-25, the application of Dominic McAllister and Lauren Apice, for the property located at 241 New Road, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-46-62. The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose an in-law suite addition to the side of the existing dwelling.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-406.2.A(3) to permit a building coverage ratio of 16.7%, where the maximum building coverage ratio permitted by right is 15%; (b) from §27-406.2.A(4)(a) to permit a front yard setback of 49 feet 5 inches, where the required minimum front yard setback is 50 feet; (c) from §27-406.2.A(4)(b) to permit an individual side yard setback of 10 feet, where the required minimum individual side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 35 feet, where the required minimum aggregate of the side yard setbacks is 45 feet; and (d) from §27-406.2.A(5) to permit an impervious surface ratio of 26.8%, where the maximum impervious surface ratio permitted by right is 20%.

 

  1. Case No. 2021-26, the application of Aaron Schramm, for the property located at 29 Harriet Road, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-46-164. The property is located in the R-2, Single Family, zoning district.  The property is improved with a single-family detached dwelling, and an in-ground swimming pool.  The Applicant proposes a detached garage.  The Applicant seeks variances from the Northampton Township Zoning Ordinance §27-406.2.A.(4)(b) and §27-1105.2.D to permit a side yard setback of 8 feet for the detached garage, where the required minimum side yard setback is 20 feet.

 

  1. Case No. 2021-27, the application of Matthew Weiss, for the property located at 33 Glenfield Drive, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-18-85. The property is located in the R-2, Single Family, zoning district.  The property is improved with a single-family detached dwelling and accessory storage shed.  The Applicant proposes a replacement storage shed.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-1105.5.A to permit a side yard setback of 3 feet for the shed, where the required minimum side yard setback is 7 feet; and to permit the shed to be in the side yard and/or in a position that is not behind the rear most portion of the dwelling in the rear yard, where the shed may be erected only in the rear yard.
