Zoning Hearing Board

PUBLIC NOTICE

 

PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, July 13, 2026, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

 

  1. Case No. 2026-11, the application of Sackettsford Farm Properties, LLC, for the properties located at 700 Sackettsford Road, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel Nos. 31-10-26-2 and 31-10-26-4. The properties are located in the CR, Country Residential, zoning district.  The properties are improved with 3 detached single-family residential dwellings, 2 detached barns, and several accessory detached storage sheds.  The Applicant proposes to demolish 2 barns, 4 sheds and other improvements on the properties and construct a new 7,500 square feet detached barn.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-1105.2.A(3) to permit the new barn to have a footprint of 7,500 square feet, where the maximum permitted footprint is 2,000 square feet on properties over 5 acres; (b) from §27-1105.2.A(3) to permit the new barn to be 28 feet high, where the maximum permitted height is 20 feet; and (c) from §27-1105.2.D to permit the footprint of the new barn to exceed the footprints of the residential dwellings on the properties.

 

  1. Case No. 2026-12, the application of Christine and Joseph Fluehr, III, for the property located at the southeast intersection of Newtown-Richboro Road and Holland Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-23-42-4. The property is located in the IP, Institutional/Public, zoning district.  The property is unimproved.  The Applicants propose a residential development consisting of 3 single-family detached residential dwellings with a shared driveway.  The Applicants seek variances from Northampton Township Zoning Ordinance §27-802.1 to construct the single-family detached residential dwellings in the IP zoning district in accordance with the minimum lot size, minimum lot width, maximum building coverage, minimum yards, and maximum impervious surface ratio dimensional criteria of the R-1, Single-Family, zoning district, where such use and dimensional criteria are not permitted in the IP zoning district.
