PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, May 11, 2026, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

1. Case No. 2026-6, the application of Addisville Commons, L.P., for the property located at 880-940 Second Street Pike, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-9-2-8. The property is located in the C-2, General Commercial/Office, and R-2, Single-Family, zoning districts and the Village Overlay District. The Property is improved with several retail, financial establishment, commercial, and office uses located in six (6) non-residential buildings, together with drive aisles and parking areas, collectively used as a shopping center. The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-1605.2.A to permit a second freestanding sign on the property, where no more than one freestanding sign is permitted.

2. Case No. 2026-7, the application of LMK Equities, LLC, for the property located at 120 Bustleton Pike, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-21-21. The property is located in the C-2, General Commercial/Office, zoning district. The property is improved with a vacant non-residential building. The Applicant proposes to convert the existing building into three (3) residential apartment dwelling units. The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-502 to allow a multiple dwelling unit apartment use in the existing building, where such use is not permitted in the C-2 zoning district.

3. Case No. 2026-8, the application of Council Rock School District, for the property located at 400-420 East Holland Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-35-5. The property is located in the IP, Institutional/Public, zoning district. The property is adjacent to properties located in the R-1, Single-Family, and R-2, Single-Family, zoning districts. The property is used for an educational use. It is improved with the Holland Middle School, the Hillcrest Elementary School, and other related improvements. The Applicant proposes a classroom addition and a new wall sign on the north elevation to Holland Middle School. The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-803.1, §27-405.2.B(5) and §27-406.2.B(5) to permit an impervious surface ratio of 17.2%, where the maximum impervious surface ratio permitted by right is 12%, which is the ratio permitted in the adjacent R-1 and R-2 zoning districts; and (b) from §27-1604.9, §27-1608, and Attachment 1 to allow the additional wall sign to add 104.32 square feet of sign area to the existing wall elevation.
