
PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, November 10, 2025, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following application(s):
- Case No. 2025-18, the application of Paul Pettet for the property located at 74 East Robin Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-47-135. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached residential dwelling and accessory storage shed. The Applicant proposes an in-ground swimming pool and deck. The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-406.2.A(5) to permit an impervious surface ratio of 30.15%, where the existing ratio is 25.84%, and the maximum ratio permitted by right is 20%; and (b) from §27-1127 to permit the impervious surface ratio to exceed the additional 5% allotment when a stormwater management system is installed.
- Case No. 2025-19, the application of Michael Manzo, equitable owner, for the property located at 472 Holly Knoll Drive, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-46-40. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached residential dwelling. The Applicant proposes a one-story in-law suite addition to the existing dwelling. The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-406.2.A(4)(b) to permit the addition to have a side yard setback of 13 feet, where the required minimum side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 33.5 feet, where the required minimum aggregate is 45 feet.
