
PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, August 11, 2025, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA, to consider the following applications:
- Case No. 2025-10, the application of Natalie Finelt for the property located at 19 Thoroughbred Drive, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-53-111. The property is located in the R-1, Single-Family, zoning district. The property is improved with a single-family detached residential dwelling developed as part of a cluster-designed subdivision. The Applicant proposes a fence in the secondary front yard. The Applicant seeks variances from Northampton Township Zoning Ordinance §27-903.4.C and §27-1107.1.A to permit the fence to have a front yard setback of 5 feet from the property line (15 feet from the curb), where the required minimum setback is 17.5 feet from the property line (27.5 feet from the curb).
- Case No. 2025-11, the application of Colleen Dignam and Joseph Hodge for the property located at 50 East Julianna Drive, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-8-161. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached residential dwelling. The Applicants propose an accessory storage shed and a fence. The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-406.2.A(4)(a), §27-1105.1.B, §27-1105.2.A(1), and §27-1105.5.A to permit the shed to have a rear yard setback of 10 feet and a front yard setback of 29.5 feet, where the required respective minimum setbacks are 15 feet and 50 feet for a shed larger than 240 square feet; and (b) from §27-406.2.A(4)(a) and §27-1107.1.A to permit the fence to have a front yard setback of 15 feet from the property line (25 feet from the curb), where the required minimum setback is 50 feet from the property line (60 feet from the curb).
- Case No. 2025-13, the application of Kelly Robbins for the property located at 21 Covey Lane, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-43-165. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached residential dwelling developed as part of a cluster-designed subdivision. The Applicant proposes an attached in-law suite addition to the existing dwelling. The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-903.4.C to permit an aggregate of the side yard setbacks of 21.3 feet, where the required minimum aggregate is 25 feet.
- Case No. 2025-14, the application of Joel and Amanda Freedman for the property located at 49 Sienna Circle, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-52-98. The property is located in the A-R, Agricultural-Residential, zoning district. The property is improved with a single-family detached residential dwelling and in-ground pool. The Applicants propose a new deck and fence. The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-303.1.A(4)(b) to permit the deck to have a side yard setback of 18 feet, where the required respective minimum setback is 30 feet; and (b) from §27-303.1.A(4)(a) and §27-1107.1. to permit the fence to have a front yard setback of 47 feet from the property line, where the required minimum setback is 50 feet from the property line.
