
PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, July 14, 2025, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA, to consider the following applications:
- Case No. 2025-9, the application of Craig and Genevieve Albernaz for the property located at 234 Cloverly Drive, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-44-162. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached residential dwelling and two storage sheds. The Applicants propose an attached garage addition to the existing dwelling. The Applicants seek a variance from Northampton Township Zoning Ordinance §27-406.2.A(4)(b) to permit the addition to have a side yard setback of 9 feet, where the required minimum side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 29.4 feet, where the required minimum aggregate is 45 feet.
- Case No. 2025-12, the application of Twining Rd, LLC, for the properties located at 115 Twining Road, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel Nos. 31-10-65 and 31-10-71. The properties are located in the IP, Institutional/Public, and CR, Country Residential, zoning districts. The properties are improved with structures and improvements formerly used as a recreational summer day camp. The Applicant proposes a residential development consisting of 12 single-family detached residential dwellings, with internal streets, open space, sanitary sewer pump station, off-street parking, and stormwater management facilities. The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-802.1 to construct the single-family detached residential dwellings in the IP zoned portion of the properties in accordance with the minimum lot size, minimum lot width, maximum building coverage, minimum yards, and maximum impervious surface ratio dimensional criteria of the AR, Agricultural-Residential, zoning district, where such use and dimensional criteria are not permitted in the IP zoning district; and (b) from §27-404.2.A to permit the residential dwellings to be constructed in the CR zoned portion of the properties to be developed in accordance with the dimensional criteria of the AR zoning district, instead of the CR zoning district.
