PUBLIC NOTICE

PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing through the use of an authorized telecommunications device on Monday, September 21, 2020 at 6:00 p.m.  The telecommunications device being utilized for this public hearing is the Zoom meetings platform.  Visit www.northamptontownship.com to view the agenda and instructions on how to participate in the public hearing either through the Zoom meetings platform or by submitting written comments or questions to Northampton Township through regular mail or to the email address below.  If you have any questions prior to the meeting, please contact Mike Solomon, Director of Planning and Zoning at 215-355-3883 or by email at msolomon@nhtwp.org.  The following applications will be considered:  

 

Case No. 2020-32, the application of Michael and Anna Minkovich, by and through their agent Kim Agnew, for the property located at 120 Twining Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-85-2.  The property is located in the CR, Country Residential, zoning district.  The property is vacant.  The Applicants propose a new single-family detached dwelling with two attached garages.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-1105.2.A to permit one of the attached garages to have a floor area of 973 square feet, where the maximum floor area permitted by right is 900 square feet; (b) from §27-1105.2.C to permit the combined floor area of the new attached garages to be 1,543 square feet, where the maximum combined floor area permitted by right is 1,200 square feet; and (c) from §27-1116 to permit the new dwelling to be 38 feet 6 inches high, where the maximum building height permitted by right is 35 feet.

 

Case No. 2020-33, the application of the Automobile Concepts, LLC, for the property located at 68 and 72 Steamwhistle Drive, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-1-8-29.  The property is located in the I-1, Planned Industrial/Office, zoning district.  The property is in the Northampton Township Business & Technology Center, and is improved with a non-residential building and related improvements.  The applicant proposes an automobile sales and storage use at the property.  The Applicant seeks the following relief from the Northampton Township Zoning Ordinance: (a) a variance from §27-602 to conduct the automobile sales and storage use at the property, where such use is not permitted in the I-1 zoning district; and (b) from §27-1110.2.A(1) to allow less than the minimum required off-street parking spaces on the property for the expanded non-residential uses (no new spaces are proposed, when 19 are required).

 

Case No. 2020-35, the application of Keith Landi, for the property located at 77 Windy Knoll Drive, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-57-195.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicant proposes a fence in the front yard.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-406.2.A(4)(a) and §27-1107.1 to permit the new fence to have a 30 feet setback from the property line along Windy Knoll Drive, where the required minimum setback is 50 feet from the property line.

 

Case No. 2020-36, the application of Rebecca Israel and Craig Dowd, for the property located at 14 Quail Drive, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-43-219.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling developed as part of a cluster-designed subdivision.  The Applicants propose a fence in the front yard.  The Applicants seek a variance from Northampton Township Zoning Ordinance §27-903.4.C and §27-1107.1 to permit the new fence to have a 4 feet 6 inch setback from the property line along Lower Holland Road, where the required minimum setback is 30 feet from the property line.

 

Case No. 2020-37, the application of Dominic McAllister and Lauren Apice, for the property located at 241 New Road, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-46-62.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose an addition to the side of the existing dwelling.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-406.2.A(4)(b) to permit an individual side yard setback of 10 feet 7 inches, where the required minimum individual side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 36 feet 6 inches, where the required minimum aggregate of the side yard setbacks is 45 feet; and (b) from §27-406.2.A(5) to permit an impervious surface ratio of 24.6%, where the maximum impervious surface ratio permitted by right is 20%.

 

Case No. 2020-41, the application of Peter and Eileen Shay, for the property located at 35 Swallow Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-55-23.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose an in-ground pool, pool coping, equipment pad, and related improvements.  The Applicants seek a variance from Northampton Township Zoning Ordinance §27-406.2.A(5) to permit an impervious surface ratio of 22.6%, where the maximum impervious surface ratio permitted by right is 20%.
