PUBLIC NOTICE

PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, March 9, 2020 at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

 

Case No. 2020-04, the application of Matthew Hoffman and Elana Walker, for the property located at 17 Quinn Circle, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-23-45-11.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose a fence in the front yard.  The Applicants seek a variance from Northampton Township Zoning Ordinance §27-406.2.A(4)(a) and §27-1107.1 to permit the new fence to have a 36 feet setback from the edge of the roadway (26 feet from the property line) along St. Leonards Road, where the required minimum setback is 60 feet from the edge of the roadway (50 feet from the property line).

 

Case No. 2020-05, the application of Michael Kuldiner, for the property located at 19 Breckenridge Drive, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-1-72-1.  The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached residential dwelling.  The Applicant proposes a detached accessory residential garage.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-303.1.B(5)(b) and §27-1105.2.D to permit an individual side yard setback of 21 feet, where the required minimum individual side yard setback is 30 feet; and (b) from §27-1105.2.C to permit the combined floor area of the new detached garage and the existing garage to be 1,440 square feet, where the maximum combined floor area permitted by right is 1,200 square feet.

 

Case No. 2020-06, the application of Olga Heben, for the property located at 31 Oxford Drive, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-5-25-25.  The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached dwelling.  The Applicant proposes a pool deck, patio and bathroom additions to the existing dwelling, and related improvements.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-303.1.A(5) to permit an impervious surface ratio of 21.35%, where the maximum impervious surface ratio permitted by right is 18%.

 

Case No. 2020-07, the application of Mark and Betsy Bruscella, for the property located at 178 Livery Drive, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-73-164.  The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached dwelling developed as part of a cluster-designed subdivision.  The Applicants propose an in-ground pool,  pool deck, pool coping and related improvements.  The Applicants seek a variance from Northampton Township Zoning Ordinance §27-903.4.C to permit an impervious surface ratio of 27.1%, where the maximum impervious surface ratio permitted by right is 20%.

 

Case No. 2020-08, the application of Bryan and Kelly Cantwell, for the property located at 391 Holly Knoll Drive, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-46-107.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose a one-story addition to the existing dwelling.  The Applicants seek a variance from §27-406.2.A.(4)(b) of the Northampton Township Zoning Ordinance to permit an individual side yard setback of 15 feet 2 inches, where the required minimum side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 40 feet 2 inches, where the required minimum aggregate of the side yard setbacks is 45 feet.
